Step #1: Apply Online

Submitted applications are automatically put on WPHA waiting list for either The Meadows Apartments or Tranquil Terrace Apartments

Step #2: WPHA will contact you to make an appointment.

Important Notes:

Pre-applications are time- and date-stamped electronically and categorized by number of bedrooms.
The number of bedrooms is determined based on number of occupants listed on the application.

Application Process:

Pre -Applications will be taken online ONLY. Click the Apply Now link and follow the directions. The process should only take a few minutes. Pre-applications will automatically be placed in order of Preference, Date and Time. Once you have successfully completed your online Pre-application, the system will generate a confirmation number that will appear on the screen and we will send a confirmation email to your registered email on the application.

  • Once you are selected from the waitlist and are declared eligible to receive a public housing unit, you will be notified by Management.
  • If you are elderly, handicap or Disabled and require a Reasonable Accommodation or need a language translation press 203 and leave a voicemail with your first and last name. A call will be returned in the order it was received.

Certain factors give preference to a pre-application, including:

  • Working families (at least 20 hours per week for at least 6 of the past 12 months)
  • Elderly (62 or older)
  • Disabled (as defined in section 223 of the Social Security Act or section 102 of the Developmental Disabilities Assistance and Bill of Rights)
  • Living or working in the City of Winter Park
  • Graduate of a certified training program
  • United States military veteran

Knowingly providing false or misleading information is fraud

Committing fraud to qualify for housing assistance through the US Department of Housing and Urban Development could lead to:

  • Eviction
  • Liability for all received rental assistance for which you do not qualify
  • Fines up to $10,000
  • Imprisonment for up to 5 years
  • Disqualification from any future aid
  • Other state & local penalties

Preferences

The Winter Park Housing Authority will select families based on the following preferences within each bedroom size category based on local housing needs and priorities:

  • Working Family/Household Preference - “Work” is defined as the head of household, spouse or sole member employed by a third party for at least the minimum wage.
  • Residency Preference: Applicants who reside in the City of Winter Park, or whose head of household or spouse works in the City of Winter Park
  • Prior Resident: Prior public housing residents who left WPHA public housing in good standing.
  • Veteran’s Preference: A veteran is a former member of the Armed Forces of the United States (Army, Navy, Air Force, Marine Corps, and Coast Guard) who served on active duty and was discharged under conditions, which were other than dishonorable.
  • Elderly Preference: Elderly will have a preference over single non-elderly persons when both are applying for admission.
  • Graduate/Enrolled in a Job Training Program Preference : Applicants whose head of household or spouse is a graduate of or enrolled in a job training program that prepares the applicant to enter or reenter the job market
  • Applicants referred by a permanent housing program with which the Winter Park Housing Authority has a Memorandum of Agreement
